Location:  The Property lies just south of the 26,000 +/- Ac. Woodlands Development and fronts on the east side of I-45 in front of the new and growing Northgate Crossing subdivision at the proposed location of the Grand Parkway, north of the new Spring Stuebner interchange, and south of the Hardy Toll Road, in north Harris County. Access:   The site is well located with excellent on and off ramp access and circulation. Accessing the property from the south (Houston) you would take the Spring Stuebner Rd. west exit and enter the property via the feeder road. Accessing the property from the north (The Woodlands) you would take the Spring Stuebner Rd. east exit stay to the right and take the Spring Stuebner Rd. east turn around and enter the property via the feeder road or stay on the feeder and take the F.M. 2920 turn around back to the property. Leaving the property and going north to The Woodlands you would take the on ramp 1 tenth of a mile north of the property entering the freeway. Leaving the Property and going south to Houston you would go north on the feeder road and take Spring Crossing Drive over the Freeway and go south on the feeder road and take the immediate on ramp entering the freeway. You can also circle the property on the east side of I.H. 45 by going north on the feeder road and take Crossgate Blvd. to Northgate Crossing Blvd. to Booker Road back to the feeder road.

Utilities:   The Property is not currently in a Mud. Northgate Crossing Mud No. 2 borders the Property to the East. According to the Mud’s Engineer there is a 12” water line available to the site and sanitary sewer and storm sewer are also available in close proximity to the Property. The engineer said the site would need to be annexed into the Mud and the developer would be asked to pay for the needed facility extensions etc.

Easements:  There is a 100’ HL&P Easement (Reliant) Easement along the northern boundary. Net of this Easement, the Property contains 26.26 acres. There is also a 40’ TX DOT drainage easement in the northwest corner of the tract that starts south of HL&P easement along the feeder road, extending east, then turning north, and extending across the HL&P easement to the north line.

Grand Pkwy:  The Grand Parkway Association has proposed a fourth Loop around the City of Houston. Its current projection has been planned to extend across the northern portion of the Property. The current plans call for a 400’ wide right of way from the south line of the HL&P easement. The remaining tract would be approximately 13.62 ac. at the southeast corner of the Grand Parkway and I.H. 45 and 2.86 ac. north of the Grand Parkway in the HL&P Easement.
